Design-build in Charlotte
One connected path from definition to delivery.
DELLA is a residential design-build firm in Charlotte, connecting design intent, construction requirements, and project decisions through one coordinated approach.
01 / Our approach
How residential design-build connects the work
Design-build brings design and construction decisions into a shared framework. Layout, materials, scope, budget, and schedule are considered together, with a dedicated project lead coordinating communication. DELLA uses that connection to carry the agreed design direction into construction.
Residential projects involve connected decisions. A change to layout can affect structure, cost, materials, approvals, and schedule. A material choice can affect detailing, lead time, installation, and the way adjacent spaces are resolved. When those decisions are considered in isolation, the team may discover conflicts later than it should.
A design-build approach creates a shared path for evaluating those relationships. DELLA's published process places a definition stage between design and construction so that scope, key selections, budget, schedule, and included approvals can be clarified before the build begins. It does not eliminate project-specific choices or uncertainty, and it is not a promise that every project follows an identical duration. It establishes where the work of alignment belongs.

02 / Project clarity
What stays connected
Integration is useful when it makes responsibility and decision-making clearer. DELLA's current public method connects four practical areas throughout the project.
- 01
Project priorities and design intent
The goals established during discovery should remain legible as the plan develops. This gives the team a reference point when evaluating layout, material, scope, and construction decisions.
- 02
Design and construction requirements
Planning a residence involves both the desired result and the work required to realize it. The definition stage is where those requirements can be reconciled before construction begins.
- 03
Budget, scope, and schedule
These are related project controls, not interchangeable promises. DELLA defines them for the specific residence after the site and design requirements are understood, then uses that agreed direction to guide the build.
- 04
Communication and project decisions
The Process page identifies a dedicated project lead and regular updates as parts of working with DELLA. A clear point of coordination helps decisions reach the right people as the work progresses.
03 / Connected stages
The DELLA Method, in practical terms
Each stage resolves a different project question, keeping the brief, design, scope, and construction decisions connected.
- 01
Discover: what are we solving?
The first stage establishes goals, context, and priorities. It gives the team a clearer basis for deciding what belongs in the project and what needs further investigation.
- 02
Design: what should take shape?
Planning and architectural ideas turn the brief into a more resolved direction. The team considers how the parts of the residence work together rather than treating rooms and finishes as unrelated choices.
- 03
Define: what must be agreed?
Materials, budget, schedule, approvals, construction requirements, and responsibilities are refined to the level needed for the project to proceed. This stage is the bridge between intention and execution.
- 04
Build: how is the plan carried out?
Construction brings the defined direction into the field. Coordination, craftsmanship, communication, and care are the public commitments described by the current DELLA process.
- 05
Deliver: what completes the work?
The residence moves toward final completion and handoff. The exact delivery requirements remain specific to the agreed scope rather than a generic website checklist.
04 / Questions
Useful answers before the first conversation.
Bring your questions about the property, design, and next steps. We confirm scope, fit, pricing, and timing for each project during a direct conversation.
Is design-build the same as choosing a predetermined home plan?
Not in DELLA's published method. The process begins with discovery and design, then defines the project-specific scope before construction. Available project types vary across the current collection.
When are budget and schedule discussed?
They are refined in the Define stage after the relevant site, scope, design, and material requirements are understood. DELLA does not publish a universal budget or timeline that could misrepresent an individual project.
Does the process include approvals?
DELLA coordinates the project approvals and construction requirements included in the agreed design-build scope. Responsibilities and applicable requirements are confirmed for the individual project.
What should I bring to a first conversation?
Useful starting information includes what you are considering, what you know about the property, the spaces and priorities that matter, and any existing plans or references. It is acceptable for some of those answers to remain open at the beginning.
